What are your rental requirements?

To be considered for rental, applicants must meet all of the following minimum requirements:

  • Have a valid photo ID (driver's license, state ID, or passport)
  • No evictions or unpaid judgments from a previous landlord
  • No felony charges or convictions 
  • Good credit 
  • Monthly income is at least 3x the monthly rent (or provide a guarantor)
  • No pets
  • Non-smoker

 

Do I have to be a student?

No, you don't have to be a student to live here. We are a mostly-student environment, so please understand that our guarantor policy and lease terms may look different than other housing providers.

 

Do you allow pets?

We do not allow pets in any of our properties. 

 

What if I don't have a credit history or income? 

Because we are primarily student housing, we understand that young adults or international students may not have sufficient credit history or have full-time jobs. That's why we ask for a guarantor as extra security.

 

What is a guarantor?

A guarantor (also referred to as a co-signer) is someone who promises payment on the lease if the tenant defaults on their payment obligation. A guarantor can be any individual who agrees to pay for delinquent balances if any were to occur. To qualify as a guarantor, this person must live in the United States, be currently employed, have established a good credit history, and have no bankruptcy or collections on their credit report.  

 

Do I have to provide a guarantor?

A guarantor is required for a fixed term lease (9 or 12 months). For a month-to-month contract, a guarantor is not required unless you do not meet credit and income qualifications on your own.

 

How do I apply?

You can apply online or in the Leasing Office at 501 E. College St. Carbondale, IL 62901. To apply online, click Apply Now at the top menu of the website. 

 

Is the apartment clean before move-in?

Each apartment is inspected, cleaned, re-inspected, and refreshed before your move-in. Any wear and tear present before your move-in is well-documented, so you are not held responsible for existing blemishes. We also make sure all appliances are in good working condition and that the entire apartment is clean and sanitized prior to your arrival. 

 

What utilities are included in the rent?

At all studio locations, water and trash are included. At our Lincoln Studios, water, trash, and wi-fi are included. At 1-bedroom and 2-bedroom locations, only trash is included. 

 

Is there laundry on-site?

Most apartment buildings have laundry on-site, but some do not. Check an apartment listing's amenities to see if a laundry room or laundry machines are available at that location. 

 

How much is the security deposit?

For a fixed term lease with a guarantor, security deposits are between $450-$550 depending on the apartment. For a month-to-month contract, with or without a guarantor, security deposits are $900-$1000 depending on the apartment.

The security deposit is nonrefundable until the lease is fulfilled. After move-out, the security deposit is fully refundable minus any cleaning or repair charges. 

 

How much does it cost to move in?

For a fixed term lease, the security deposit, the first installment, the last installment, an admin fee, and a policy deposit are due before you move-in.

For a month-to-month contract, the security deposit, first installment, admin fee, and policy deposit are due before you move-in.
