What are your rental requirements?
To be considered for rental, applicants must meet all of the following minimum requirements:
- Have a valid photo ID (driver's license, state ID, or passport)
- No evictions or unpaid judgments from a previous landlord
- No felony charges or convictions
- Good credit history
- Monthly income is at least 3x the monthly rent (or provide a guarantor)
- No pets
- Non-smoker
Do I have to be a student?
No, it is not a requirement to be a student to live here. We are mostly a student environment, though, so please understand our guarantor requirements and lease terms may look different than other rental housing.
Do you allow pets?
University Edge does NOT allow pets in any of our apartments. If you have a pet, please explore other housing options in Carbondale.
What if I don't have a credit history or income?
Because we are primarily student housing, we understand that young adults or international students may not have sufficient credit history or have full-time jobs. That's why we ask for a guarantor to guarantee your lease with their credit and income.
What is a guarantor?
A guarantor (also called a co-signer) is someone who promises payment on the lease if the tenant defaults on their payment obligation. A guarantor can be any individual who is willing to extend their credit to pay for delinquent balances on your Lease Agreement if any were to occur. To qualify as a guarantor, the person must live in the United States, have established a good credit history, and have no bankruptcy or collections on their credit report.
Do I have to provide a guarantor?
A guarantor is not required unless you do not meet credit and income requirements. However, even if you qualify on your own, providing a qualified guarantor will minimize your move-in costs and give you a discounted monthly rate.
How do I apply?
You can apply online or in the Leasing Office at 501 E. College St. Carbondale, IL 62901. To apply online, click Apply Now at the top menu of the website. The application fee is $35.00 each for applicants and cosigners.
Is the apartment clean before move-in?
Each apartment is inspected, cleaned, re-inspected, and refreshed before your move-in. Any wear and tear present before your move-in is well-documented so you are not held responsible. We also make sure all appliances are in good working condition and that the entire apartment is squeaky clean!
What utilities are included in the rent?
At all studio locations, water and trash are included. At our Lincoln Studios, water, trash, and wi-fi are included. At 1-bedroom and 2-bedroom locations, only trash is included.
Is there laundry on-site?
Most apartment buildings have laundry on-site but some do not. Check an apartment listing's amenities to see if a laundry room or laundry machines are available at that location.
How much is the security deposit?
With a qualified guarantor, security deposits are between $400-$500. Without a qualified guarantor, security deposits are $800-$1000. The security deposit is the only sum due at signing.
How much does it cost to move in?
If you provide a qualified guarantor, you will pay the security deposit, the first installment, and the last installment before your move-in date.
If you do not provide a qualified guarantor, you must meet our income and credit requirements on your own and then we will offer a month-to-month contract at our standard monthly rate.

What lease terms do you offer?
We offer 9-month and 12-month fixed terms for leases with a guarantor. Without a guarantor, we offer month-to-month leases. Depending on your lease term, the lease ending date will be in February, May, or August.
