What are your rental requirements?

To be considered for rental, applicants must meet all of the following minimum requirements:

  • Have a valid photo ID (driver's license, state ID, or passport)
  • No evictions or unpaid judgments from a previous landlord
  • No felony charges or convictions 
  • Good credit (or provide a guarantor)
  • Monthly income is at least 3x the monthly rent (or provide a guarantor)
  • No pets

 

How do I apply?

You can apply online or in the Leasing Office at 501 E. College St. Carbondale, IL 62901. To apply online, click Apply Now at the top menu of the website. The application fee is $50.00 due when you submit the form. 

 

Do you allow pets?

University Edge does NOT allow pets in any of our apartments. If you have a pet, please explore other housing options in Carbondale. 

 

Is the apartment clean before move-in?

Each apartment is inspected, cleaned, re-inspected, and refreshed prior to your move-in. Any wear and tear present before your move-in is well-documented so you are not held responsible. We also make sure all appliances are in good working condition and that the entire apartment is squeaky-clean!

 

What utilities are included in rent?

At all studio locations, water and trash are included. At our Lincoln Studios, water, trash and wi-fi are included. At 1-bedroom and 2-bedroom locations, only trash is included. 

 

Is there laundry onsite?

Most units have laundry available onsite but some do not. Check the apartment listing's amenities to see if a laundry room or laundry machines are available at that location. 

 

How much is the security deposit?

With a qualified guarantor, security deposits are between $400-$500. Without a qualified guarantor, security deposits are $800-$1000. The security deposit is the only sum due at signing. 

 

What is a guarantor?

A guarantor is someone who promises payment on the lease if the tenant defaults on their payment obligation. A guarantor can be any individual that is willing to extend their credit to pay for delinquent balances on your Lease Agreement if any occur. To qualify, they must live in the United States, have established good credit, and have no bankruptcy or collections on their credit report.  

 

Do I have to provide a guarantor?

Guarantors are not required unless you do not meet credit and income requirements. However, even if you qualify on your own, providing a qualified guarantor will minimize your move-in costs and give you the most discounted monthly rate.

 

How much does it cost to move-in?

If you provide a qualified guarantor, you will pay the security deposit, the first installment, and the last installment prior to your move-in date.

If you do not provide a qualified guarantor, you will pay a higher security deposit, the first installment, and the last two installments prior to your move-in date.

What lease terms do you offer?

We offer 6-month, 9-month, and 12-month leases. All of our apartments have the option of 9 or 12-month leases, and 6-month leases are available only in our standard studios. Depending on your lease term, the lease ending date will be in February, May or August.
